Adding a Bedroom: What Wisconsin Code Requires
A basement used for sleeping needs two ways out under Wisconsin's Uniform Dwelling Code:
- Two exits, as far apart as practical and not reached from the same stairway. The second exit can be a door to the outside, a stair or ramp to the floor above, a stair to a garage with its own exit door, or an egress window in each bedroom.
- Egress window opening: a net clear opening of at least 20 inches by 24 inches, openable from inside without tools.
- Sill height: the bottom of the opening no more than 60 inches above the floor. Above 46 inches, a permanent platform at least 20 inches wide and 9 inches deep is required, no more than 46 inches below the opening.
- Window well: at least as wide as the window and 36 inches out from the wall, with a ladder or steps if it is deeper than 46 inches, and built so water does not get into the house.
Our guides to basement ceiling height requirements and the cost to add a basement bedroom cover the rest of the room.
Moisture First, Then Finishing
New drywall and flooring do not belong over a damp basement. If your basement has had water, fix the cause before you finish it; our guides to the signs of water damage in a basement and basement waterproofing cost show what to look for and what it costs.
Two basement quotes can differ by tens of thousands of dollars because one includes the bathroom rough-in, egress window and permit and the other does not. The Wisconsin builder's example lists the permit and the contractor fee as separate lines; ask every bidder for the same itemized scope.
Permits for a Basement in Okauchee
Okauchee is in the Town of Oconomowoc, which issues building permits through its own building inspection, while zoning for the entire Town of Oconomowoc, including the Okauchee area, is handled by Waukesha County's Department of Parks and Land Use. Ask both offices before you start whether your basement project needs a zoning permit as well as a building permit. If your home is on a part of the lake in another municipality, check your tax bill for the right office. The work falls under Wisconsin's Uniform Dwelling Code, and our guide to whether you need a permit to finish a basement in Wisconsin explains what triggers one.
Basement - T&JIs Finishing an Okauchee Basement Worth It?
