Village permit math
A multi-room project in the Village of Lannon is shaped by three things: what each room costs, the two different permit clocks the village runs, and how much a compact house can give up at once while the family keeps living in it.
Per room
$12k–$80k+
From a bathroom refresh to a full kitchen, as T And J prices it. Several rooms together still get one written figure.
Building permit
18 months
The village’s 2025 building permit application runs 18 months from issue, enough to carry a phased whole-house plan.
Trade permits
90 days each
Electrical, plumbing and HVAC permits in Lannon lapse 90 days from issue, so each is filed for its own rough-in stage.
Rooms we take on
In a village of fewer than 700 homes, most of them modest and owner-occupied, a home remodel usually means two or three small rooms reworked together rather than one large addition. These are the pieces T And J builds, each linked to its full service page.

Galley kitchen
Galley and L-shaped kitchens in mid-century village houses are often the room the rest of the plan hangs on, since reopening one toward the dining room moves wiring, venting and sometimes a bearing wall.
Scope
Galley to open plan
Systems
Circuits, venting, drains
Range
$17k to $80k+

Single bath
Plenty of Lannon houses have a single full bath, so it is rebuilt inside a fixed window while the crew works elsewhere, with the shower pan membraned and water-tested before tile goes on.
Scope
Hall bath to added half bath
Priority
Shortest possible closure
Range
$12k to $45k+

Spare space
Under a compact house, the lower level is often the only place with room to spare. Stone, block or poured walls are checked for damp first, and a finished basement gives the household somewhere to live while main-floor rooms are opened.
Scope
Rec room to guest suite
Code
7 ft ceiling, bedroom egress
Range
$20k to $60k+

Frame or masonry
The wall between a galley kitchen and dining room, or a hallway that eats floor space, is the usual target. T And J first establishes whether the wall is framed or masonry and whether it carries load, then sizes the header or beam, with an engineer where the span calls for one, and moves whatever runs inside it.

Rooms that actually connect

No threshold strips
In a small house every threshold strip and mismatched casing shows. One floor carried through connected rooms, doors and trim replaced together, and lights set on new circuits, all after the last rough-in inspection, keeps the finish continuous.

Old well piping
More than 170 Lannon properties moved from private wells to village water in the 2021 project, and older homes may still carry piping from the old well setup next to mid-century circuits and ducts sized for smaller rooms. Opened walls are the moment to sort all of it, each system on its own village permit.

Budget and fees
Room prices set the base, and shared demolition, flooring and crew time keep a combined job lean. Lannon figures its remodel permit fee on total project value, mechanicals included, then adds a 20 percent administrative fee, so the permit line grows with scope.

Small-room palette
Small rooms are seen together, so floors, casing, doors and light fittings are picked once for the whole scope. Where a house shows Lannon stone inside or out, the palette is also chosen to sit comfortably beside it.
Oak or maple, prefinished or finished on site, for living rooms.
Waterproof plank that carries from a galley kitchen into the back entry.
Hard-wearing floors for baths, laundry and mudrooms.
Casing, base and doors matched in every room the job touches.
Dimmable fixtures spaced for compact rooms and short hallways.
Kitchen and vanity counters cut from one coordinated slab family.
Pantry pull-outs, entry lockers and hall closets.
A single color scheme, scrubbable where traffic is heaviest.

In a compact Lannon house, a single floor running through connected rooms removes thresholds and lets the plan read larger.
Quarry village homes
Lannon was incorporated in 1930 as a quarry village, and its homes run from worker houses on the 1890 Hadfield plat through postwar ranches and split-levels to newer builds at the village edge. In a place this size the era, more than the square footage, decides what a remodel involves.

On Lake, Vine, State, Bay and Hemlock, houses from the quarry-era plat of 1890. Small rooms and masonry mean openings are assessed before anything is priced, and old wiring is renewed while walls stand open.

A galley kitchen behind a wall from the dining room, and often a single bathroom. The usual project opens that wall on a sized header and rebuilds the bath on a short, fixed schedule.

An L-shaped kitchen with one wall worth opening, plus a lower level partly above grade that makes a bright family room once finished.

Newer houses toward the edge of the village are usually open already, so kitchens and baths get new finishes in place instead.

Homes that joined village water in the 2021 project may still hold a retired pressure tank or old well piping, which John traces before a kitchen or bath layout is drawn.
Four forms
Lannon uses four separate forms: building, electrical, plumbing and HVAC. Anything that changes structure or systems takes at least one, and every form warns that fees triple if work begins before issue.
The Village of Lannon handles its own permits through a part-time building inspector, with the Village Clerk at village hall taking the paperwork. The 2025 building permit application covers residential remodels and expires 18 months from issue, while the electrical, plumbing and HVAC forms expire 90 days from issue unless noted otherwise. Remodel fees are figured on total project value, mechanicals included, a plan review fee applies, and a 20 percent administrative fee is added to every permit. Inspections need at least 24 hours’ notice, a failed one brings a reinspection fee, and permits are neither refundable nor transferable. Some Lannon mailing addresses belong to Lisbon or Menomonee Falls instead. T And J confirms the parcel, files each form and times the trade permits to the rough-in stages.
Permit
Opening a framed or masonry wall
Building permit; header or beam sized to the span.
Permit
Added or moved circuits
Electrical permit, good for 90 days.

Finishes over an unchanged layout.
Usually none
Swapping cabinets or fixtures in place
Existing pipes and wiring kept.
Permit clocks
The building permit’s 18 months leave room for a phased plan, but each trade permit lasts 90 days. So the job is staged around rough-ins: structure first, then each system filed just before its crew starts, then finishes, with every inspection booked a day ahead.

Nearby villages
From the Brookfield shop on Georges Avenue, the crew heads north into Lannon and the villages around it in northeastern Waukesha County. Each keeps its own permit office and fee rules, which is why every quote starts by confirming which municipality holds the parcel.
Sussex to the southwest and Menomonee Falls to the east. Lannon’s wastewater goes to the Sussex-managed plant that also serves Sussex, Lisbon and part of Menomonee Falls.
Some homes with a Lannon mailing address are permitted by Lisbon, and one still on private septic needs a Waukesha County site evaluation before a bedroom is added.
Merton, Hartland, Pewaukee and Brookfield, each with its own home remodeling page and permit office.

Village answers

Single rooms at T And J run from about $12,000 for a bathroom refresh to $80,000 or more for a full kitchen, with basements from about $20,000. A combined job of two or three rooms is quoted after a walkthrough as one fixed figure. In Lannon, masonry openings and older plumbing are what tend to move that number.
Because the village sets them differently. The 2025 building permit form runs 18 months from issue, while electrical, plumbing and HVAC permits expire after 90 days. T And J files the building permit for the whole job and each trade permit when that trade is about to start.
Usually, yes. Many Lannon houses have one full bathroom, so it is rebuilt in a single tight stretch, often once the other rooms are roughed in, and you know those dates in advance. If the scope adds a second bath, that one is finished first.
The village’s permit forms state that triple fees are due when work starts before a permit is issued, on top of the 20 percent administrative fee. Permits are also non-refundable, so the scope is settled before filing. T And J does nothing on site until permits are in hand.
Often, but it takes more than a framed partition would. John first confirms whether the wall is stone, block or framing and what it carries, then the opening is sized, supported during the work and inspected under the village building permit. Anything inside is rerouted first.
It can. More than 170 properties joined village water through the 2021 project, and some homes still hold an old pressure tank or piping from the well. John traces the supply before a kitchen or bath layout is fixed, and retired pieces can come out during the remodel.
It depends on the number of rooms, any structural openings, village review and lead times. The 18 month building permit leaves room for phasing, and T And J gives a written schedule with the fixed price showing which rooms are out and when.
Not necessarily. A Lannon mailing address can belong to a parcel in Lisbon or Menomonee Falls, and those villages permit separately, on their own fee schedules. T And J looks up the tax key before quoting.
