A house and a business follow different code books in Wisconsin. Once a building counts as a public building or place of employment, alterations follow SPS 361 through 366, the state’s Commercial Building Code, with SPS 366 covering existing buildings. Nashotah’s B-1, B-2 and M-1 districts add their own architectural control ordinance on top.
Because Nashotah holds no DSPS delegation, any project at or above the state’s size threshold is reviewed by the Division of Industry Services directly, not at village hall. Exterior or site work in a Business or Industrial District still needs the Plan Commission’s sign-off on elevations and materials.
