Chenequa at a glance
A Chenequa commercial project is judged against the village calendar: construction hours are set by rule, the building inspector works by appointment, and public-building plans go to the state since Chenequa isn’t delegated.
Schedule
Village hours
Noisy work is scheduled inside the village’s construction hours, with nothing running Sundays or holidays.
State review
No local review here
Chenequa is not a DSPS-delegated municipality, so public-building plans go to the state rather than village hall.
Permits
By appointment only
Village building, electrical and plumbing permits are filed and tracked by T And J.
Our Chenequa scope
Commercial work in Chenequa centers on one clubhouse-scale building, not a retail strip: dining rooms, pro shop counters, event space and public buildings permitted as conditional uses. Each project is planned around that scale.

Clubhouse
T And J fits out clubhouse offices behind the pro shop and dining room: admin space, storage and staff areas, with power, data and security wiring run during the work.

Retail counter
The clubhouse’s pro shop counter gets display cabinetry, point-of-sale wiring and storage sized to members walking in from the course, not a public sidewalk.

Dining room
Chenequa’s licensed dining room and bar need kitchen hookups, drain lines and finishes checked against Waukesha County’s food plan process before reopening.

Public buildings
Public and semi-public buildings, schools and recreational facilities are conditional uses in Chenequa’s Residence District, approved by the Board of Appeals, and T And J builds to that approval.

Project types
These are the building types T And J takes on most often in a village with little commercial ground: clubhouse counters, dining rooms, and the public buildings a zoning permit allows. Each photo stands in for that category. T And J shares its job photos and references at the walkthrough.

What it costs
T And J prices a Chenequa project by scope: how far the clubhouse’s wiring, HVAC and plumbing are reworked, and whether the dining room or pro shop must stay open.

Commercial materials
Finish choices here answer to lake humidity, cleaning and membership traffic first. A clubhouse dining room wants a different surface than a pro shop counter or locker room.
Straight, non-combustible walls for clubhouse offices.
Removable grid ceilings with access to wiring above.
Even, efficient light for offices and the pro shop.
Replaceable squares for offices and quiet rooms.
Durable, cleanable plank for the dining room.
Restrooms, kitchens and entries.
Sound control for the banquet rooms.
Solid tops for the pro shop and restrooms.

Keeping members served
T And J agrees the schedule in writing before work starts: which rooms close and when, what construction hours the crew keeps, and how members move through the clubhouse.
Noisy tasks stay inside the village’s construction hours, evenings and Sundays excluded.
Work moves through the clubhouse one room at a stretch, keeping the rest open to members.
Member, staff and fire-egress paths stay clear throughout.
Temporary walls and floor covers keep work zones apart from rooms in use.
John keeps you, the village and inspectors aligned.
Chenequa code and permits
A house remodel and a business remodel run on different code books in Wisconsin. Once a building is a public building or place of employment, alterations follow SPS 361 through 366, the state’s Commercial Building Code, with SPS 366 covering work in an existing building. Chenequa adds one more wrinkle: without delegated status, the state reviews the plans directly.
Because Chenequa carries no delegated authority from the state, a public building or place-of-employment project skips local plan review and goes straight to the DSPS Division of Industry Services. Interior work is usually exempt from the village’s Plan Commission, while window or exterior changes go through it first. T And J books the building, electrical, plumbing and HVAC inspections with Lake Country Inspections.

Commercial projects in Chenequa add two steps T And J plans around: state plan review before anything starts, and a Board of Appeals conditional-use permit.

Where we work
T And J All In Remodeling takes on commercial work within reach of its Brookfield base, so the same crew that finishes a Chenequa basement or bathroom also builds out the village’s clubhouse and public buildings.
Hartland, Merton, Nashotah and Okauchee share the same Plan Commission rhythm and lakeside permitting questions as Chenequa.
Oconomowoc, Delafield and Wales sit further west, where lakeside clubs and institutions face similar village review.
Pewaukee and Brookfield lie along the crew’s daily route from the Georges Avenue shop.
Visit or call
T And J All In Remodeling is based at 985 Georges Avenue in Brookfield, WI, on the I-94 corridor between Milwaukee and Lake Country. Site visits happen at your clubhouse or building.

Commercial Remodeling FAQ
Ask about your Chenequa project at (262) 352-9525.
Cost depends on scope: how much wiring, HVAC and plumbing change, the finish level chosen, and whether the dining room or pro shop must stay usable during the work. John prices the actual clubhouse or building after a walkthrough, not from a table.
Generally yes. The crew works one room at a time and keeps to the village’s construction-hour rules, with nothing scheduled for Sundays. That commitment goes into the written quote before work starts.
Yes. Interior alterations need a village building permit, and a public building or place of employment needs Wisconsin DSPS plan review because Chenequa has no delegated authority. Exterior changes may need Plan Commission approval.
A conditional use is a public or semi-public building, school or recreational facility permitted in Chenequa’s Residence District only after the Board of Appeals issues a zoning permit for that specific project.
Some projects do. When state plan review requires stamped drawings, a licensed architect or engineer prepares them. T And J tells you at the walkthrough whether your project falls into that category and coordinates with the design professional.
Not every one. Interior remodeling within an already-approved use is generally exempt. A new conditional use, an addition, or a change to a public or semi-public building goes back to the Board of Appeals for a zoning permit.
T And J does. Working hours, staging and access are checked against Chenequa’s construction rules before the schedule is set.
It does. T And J remodels clubhouse dining rooms, bars and pro shops, and coordinates plumbing and kitchen hookups. Food areas may need Waukesha County plan review, built into the schedule.
